Dear Sir or Madam, I own the first-floor maisonette at 54 Littlebury Road, London SW4 6DN, a two-storey Victorian terrace in the Clapham Town ward, Lambeth. [I hold the freehold / the roof void and airspace are within my demise I am looking to appoint a UK-based architect with direct experience of the London Borough of Lambeth to design and carry out the architectural designs for a roof-level extension creating an additional storey above the bAck end of the maisonette — an extra bedroom and bathroom as a minimum. I want a robust, implementable drawing plan with minimal based upon one of the three plans that are great examples, designed as if it were to be built, with drawings of a standard suitable for Building Regulations consideration must be for veluxes on tge front roof, and extended mansard of the back end if the Apex roof. Relevant local history I am aware of: - 80 Littlebury Road — 24/01255/FUL, ground-floor rear/side infill, granted by delegated decision 17.07.2024 - 62 Littlebury Road — 17/05118/FUL - 110 Kingswood Road SW2 — 24/00422/FUL, rear mansard to a flat, granted 2024 I am selecting an architect from a small shortlist and would appreciate a brief written response to the following questions: 1. Are you RIBA chartered and/or ARB registered, and how many successful architects drawings have completed planning applications has your practice submitted in the last 24 months? How many of those were roof or mansard schemes? Please include application references and whether each was decided delegated or at appeal. 2. Have you worked on Littlebury Road or the surrounding streets (Voltaire, Navy, Belmont)london or uk houses have your designed that came to successful completion. 3. What is your most comparable approval to my situation — a roof-level addition above a flat or maisonette — with the application reference and, if possible, drawings or images of the consented scheme. 4. Please outline or show me two recent Lambeth or London or united kingdom approvals, and one refusal, from your own portfolio. 5. At this property, would you pursue a mansard within a rebuilt roof profile or a full additional storey — and what is your initial view on the maximum realistic floor area, on the understanding this is a preliminary opinion? 6. What do you see as the top three planning risks accept at my mansard in Littlebury Road? 7. Who in your practice would personally handle the design and the application — and would that same person see it through to decision? Finally, please state your fixed fee for taking the architectural project from feasibility through to submission of a full planning application (RIBA Stages 0–3), including all drawings, the Design and Access Statement if required, and liaison with planning consultants Please price post-submission support — responding to officer queries, amendments, and any appeal — separately.
