I have a solid-walled (225 mm brick-and-stone) single-storey outbuilding measuring roughly 6 m × 3.6 m. I now want to create an office/workspace above it by adding a independant supported timber-joist first floor supported on timber posts and that projects 1.2 m beyond all four elevations, giving the whole upper level a clean, minimalist look with simple lines and gable ended. Here is what I need from you: • Structural design and drawings for the new cantilevered timber deck and supporting details, showing how it will tie safely into the existing masonry. • Floor-plan and section drawings for the office layout, incorporating an internal stair for everyday access. • External elevations that keep the minimalist aesthetic while showing cladding, window sizes and positions. • Structural calculations suitable for local building-control submission, covering joists, cantilever beams, connections and any additional posts or steelwork that may be required. I will supply photographs, a basic measured survey of the current structure, and any site constraints as soon as we start. Please indicate the software you prefer (AutoCAD, Revit, Tekla, etc.) and the file formats you’ll hand over. I’m happy to review early concept sketches before we move on to detailed documentation. If you have completed similar small-scale cantilevered additions or timber-frame first floors, do share examples so I can see your approach.
