I’m preparing a new commercial development and need a licensed civil engineer to evaluate the site strictly from a zoning‐compliance perspective before we proceed with design or permitting. Your task is to review the parcel against all applicable municipal and state ordinances, setbacks, use restrictions, height limits, parking ratios, right-of-way requirements and any overlay districts that could affect approval. I will supply the survey, preliminary concept plan, and any prior correspondence with the planning department. You will dig into the local code, cross-check GIS layers and recent zoning amendments, then identify every item that either complies or needs a variance or adjustment. Where conflicts exist, outline practical remedies and note the likelihood of securing exceptions based on precedent. Deliverables I need: • A concise written report (PDF) summarizing findings, citations to code sections, and recommended next steps. • A marked-up copy of the concept plan calling out all zoning-related dimensions and notes. • A brief call or recorded walkthrough (15–20 min) to clarify questions from my architect and myself. Experience with commercial projects and a solid grasp of zoning research tools such as Municode, Bluebeam or AutoCAD markups will help you hit the ground running.
