I need a rough conceptual design that I can present to the Property Owners’ Association for first-round approval. The parcel is a little over one acre and the finished structure may not exceed 32 feet in overall height. At minimum the building must stack three levels: • Lowest level: underground parking (your plan should show stall count, circulation, and ramp access). • Second level: several 2,000 sq ft residential units. • Third level: two 3,000 sq ft penthouses plus any additional 2,000 sq ft units that can logically fit while staying inside the height cap. Two separate elevator shafts are mandatory—one passenger, one dedicated to furniture/freight—so the core will have to be laid out with that in mind. I’m flexible on exterior style as long as the massing reads well and fits the neighborhood context; feel free to suggest modern, traditional, or contemporary language in your sketches. Deliverable for this phase 1. Site massing and floor-plate diagrams showing unit counts, square footages, and circulation 2. A parking plan illustrating the underground layout and ingress/egress 3. Exterior concept sketch or 3-D massing that clearly conveys overall height (dimensioned to prove the 32 ft limit) 4. Basic elevator core placement called out for both shafts PDF or image formats are fine for the POA package.
