I want the exterior massing, rooflines, window proportions, and materials to feel as though they have always been there, yet the interior should meet today’s standards for light, circulation, insulation, and energy efficiency. Sensitivity to local preservation guidelines is essential, and ingenuity in fitting the new footprint onto a constrained lot will be appreciated. Timeframe is tight: the concept layout and preliminary elevations should be ready within two weeks, with a permit-ready drawing set delivered before the month is out. Close coordination over email or video is fine; I can supply existing drawings and site photos immediately as well as recent survey. Must be aware of any setbacks per city code. Acceptance criteria for the final package: • Schematic floor plan, elevations, and 3-D views showing how the primary suite, guest room, and gym fit within the addition. • Exterior detailing that matches or complements 1939 construction techniques and materials. • Structural layout and code-compliant dimensions ready for my engineer’s stamp. • A permit-ready PDF plus editable CAD/Revit files. • One revision cycle after municipal review.
