I am expanding my home in Happy Jack, Coconino County, and need a full set of permit-ready drawings. The project has two parts: a 19' × 13' primary-suite bathroom/closet addition that ties into the existing house, and a detached 40' × 40' garage. I already have the original house plans in PDF/CAD as well as a rough sketch of the new bathroom layout. What I still require is a complete architectural and engineering package that can pass County review the first time. That means floor plans, elevations, sections, structural framing, foundation details, energy compliance notes, and all MEP coordination. Within the bathroom addition please incorporate modern-style finishes and fixtures, and show dedicated plumbing, electrical, and HVAC layouts that integrate cleanly with the existing systems. For the garage, include slab, wall, roof framing, service panel location, lighting, and any code-mandated fire separation from the house per local ordinance. Because the site sits in Coconino County, the drawings must reference current Arizona Residential Code amendments and any relevant snow, wind, and seismic loads. If you hold an Arizona stamp that would be ideal, but at minimum the documents need to be produced to a standard that a local engineer or architect can review and seal. Deliverables will be: • PDF plan set ready for County submission • Corresponding DWG files for future edits • One revision cycle after initial plan-checker comments Timing is flexible but I would like a first draft in two weeks so I can begin the permit application process before winter sets in.
