I’m looking to turn an eight-unit parcel (Units 1–8) into five detached residential lots—three with roughly 30 ft of street frontage each and two with roughly 25 ft each. A recent survey plan is already in hand and will be shared immediately. What I need from you is a detailed site plan, to scale, that shows the new lot lines, exact frontages, depths, total areas, setbacks, and any easements or utility corridors that the municipality will expect to see. No existing buildings complicate the drawing; the land is vacant. I will forward the relevant zoning by-laws and subdivision standards so you can verify compliance as you lay out the lots. Please prepare the preliminary drawings in both PDF for easy review and a CAD format (DWG or similar) so adjustments can be made later if planning staff request changes. If there’s anything else you need—additional measurements, GIS layers, or clarification on local regulations—just let me know.
