We are seeking an experienced private capital connector who already has an established network of private individual lenders. U.S.-based freelancers only. Please do not apply if you are located outside the United States. We are under contract to acquire an existing cash-flowing RV park in the Southeast and are seeking approximately $400,000 in short-term private debt financing. This opportunity is not for someone who plans to build lender lists, cold call prospects, or approach banks, institutional lenders, debt funds, or traditional hard money lenders. We are looking for someone who already has trusted relationships with private lenders who actively participate in secured real estate lending. What we are looking for: * An existing network of private individual lenders. * Experience making introductions for real estate financing. * Warm introductions to qualified private lenders. * Professional communication throughout the introduction process. Financing Overview * Approximately $400,000 private debt. * Secured by a recorded second-position mortgage on an existing RV park. * Seller financing remains in first position. * Funds will be handled through a third-party escrow/closing agent. * Success-based compensation available upon completed funding. Please include in your proposal: * A brief description of your experience. * The types of private lenders you work with. * How long you have worked with your lender network. * Examples of similar transactions you have helped facilitate (without disclosing confidential information).
