I have a steady flow of roofing and general construction jobs that need accurate quantity surveying and cost estimating. You will receive the full plan set in PDF and DWG, review every sheet, and build a complete material takeoff directly in Microsoft Excel—my required platform for all calculations and summaries. Your workflow should begin with a meticulous count and measure of every roof component, framing element, fastener, membrane, flashing, and insulation layer. From there, carry those numbers into an Excel workbook that clearly separates raw quantities, unit‐rate build-ups, labour allowances, and a final priced Bill of Quantities. Formulas must remain unlocked and traceable so I can audit or adjust rates later. Deliverables • A clean Excel file with individual tabs for takeoff data, rate build-ups, and summary cost schedule • Assumption and clarification notes for any ambiguous details in the drawings • Marked-up pages or screenshots that show how quantities were derived (Bluebeam Revu or PlanSwift mark-ups are welcome but not obligatory) Acceptance Criteria • Quantities within ±2 % accuracy when spot-checked • Consistent units of measure across all tabs • Turnaround time of 48–72 hours per project once drawings are supplied If you already use Bluebeam Revu or PlanSwift to speed up measurements, let me know—those skills are a bonus, though the final output must still live in Excel. Please attach a recent example of a roofing or broader construction estimate you have completed in Excel and share your typical throughput so I can gauge bandwidth for future projects.
