I have two related multifamily residential projects in Richmond, California: * **35 11th Street** — the more developed planning-resubmittal reference set * **Pennsylvania Avenue** — a partially updated working model that still requires architectural refinement and complete SketchUp/LayOut coordination Both projects share substantially the same main-building footprint, overall dimensions, floor heights, massing, unit arrangement, and detached ADU configuration. Uploaded with this contest: 1. Updated 35 11th Street architectural plan set 2. Older Pennsylvania Avenue architectural plan set 3. City of Richmond incomplete-application letter Please review all three documents, along with the Richmond architectural standards linked below, before submitting an entry. ## How the Files Relate The updated **35th Street set** should be used as the reference for the revised main-building footprint, five-foot side setbacks, floor and wall heights, overall massing, sheet organization, graphic quality, plan/elevation/section coordination, and the level of documentation expected for resubmittal. The **older Pennsylvania set** contains the Pennsylvania-specific exterior concept, siding design, ADU plans/elevations/sections, site information, landscaping information, and project-specific annotations. However, it does not show the revised footprint, setbacks, heights, or all current changes. The final Pennsylvania set must combine: * The updated geometry, heights, massing, organization, and documentation standards represented by 35th Street * The Pennsylvania-specific architecture, ADU, site conditions, and project information from the older Pennsylvania files Neither PDF should simply be copied in full. ## Current Pennsylvania Model Status The Pennsylvania SketchUp model is currently **mid-update**. Already completed: * Revised main-building footprint * Five-foot side setbacks * Main-floor wall height updated to approximately 10 feet * Upper-floor wall height updated to approximately 9 feet * Revised overall building height and massing * Corresponding major floor-plan and section geometry changes * Much of the revised siding design These completed geometry changes should not be reverted to match the older Pennsylvania PDF. The main unfinished work includes: * Window design and code compliance * Window sizes, proportions, operation, grouping, grids, trim, recesses, and alignment * Coordination of windows between plans, elevations, sections, and schedules * Siding revisions required by the final window arrangement * Interior redline revisions * Landscaping and hardscape callouts * Exterior material and color references * Exterior lighting, drainage, vent, meter, and equipment callouts * Dimensions, graphical scales, section markers, and cross-references * Pennsylvania ADU sheet coordination * Complete SketchUp and LayOut cleanup This is not just cosmetic drafting. The model and plan set must be coordinated for planning resubmittal. ## Code Interpretation Is a Major Part of the Contest I am looking for the freelancer who demonstrates the strongest understanding of the Richmond architectural standards, not simply the person who knows SketchUp or offers the lowest price. Contestants should determine how the applicable architectural standards affect: * Architectural-style classification * Window proportions and orientation * Window operation and configuration * Window grouping and story-to-story alignment * Grids, mullions, and divisions * Trim width and projection * Window recess depth * Head, jamb, and sill treatment * Relationship between windows and siding * Siding profiles and material transitions * Façade articulation * Entry and overhang design * Roof, parapet, and exterior detailing Do not assume Pennsylvania should copy the 35th Street Art Deco exterior. Pennsylvania has its own design concept. The assignment is to refine that concept so it complies with the applicable Richmond standards. Contest entries should identify specific Pennsylvania conditions that appear: * Compliant * Questionable * Noncompliant or in need of revision Please reference the applicable code subsection numbers and explain the exact changes you recommend. Generic statements such as “improve the windows” or “follow the code” will not demonstrate sufficient understanding. ## Required Work ### Exterior Review and revise the Pennsylvania exterior using the code, incomplete letter, older Pennsylvania plans, current model, and my redlines, including: * Window sizes, proportions, operation, grids, trim, recesses, and alignment * Siding profiles, exposure, and transitions * Façade articulation and architectural details * Entry and overhang details * Roof and parapet features * Exterior lighting locations * Gutters, scuppers, vents, downspouts, meters, and equipment callouts * Exterior materials and color references * Landscaping and hardscape callouts * Other items identified by the City or my markups Do not change the established footprint, setbacks, floor heights, unit count, or overall massing without first identifying a clear conflict and obtaining approval. ### Interior Incorporate my redlined changes, including wall adjustments, door and opening revisions, room-layout corrections, window coordination, dimensions, and related section/elevation updates. Detailed MEP, structural engineering, Title 24, cabinetry drawings, and interior finish schedules are not included. ## Pennsylvania ADU The correct Pennsylvania ADU remains in the older Pennsylvania SketchUp and LayOut files. It may not be necessary to transfer or rebuild the ADU in the newer model. A simple acceptable approach may be to use the older ADU viewports in the updated LayOut file, then crop, scale, position, annotate, and coordinate them with the current sheets. I am open to a better workflow if it is more reliable or efficient. I do not want unnecessary remodeling if the existing ADU views can be used accurately. The final ADU sheets must be properly scaled, consistently labeled, coordinated with the title sheet, site plan, project data, and sheet index, and appear as part of one unified submission package. ## SketchUp and LayOut Requirements Maintain the existing: * Tag/layer conventions * Scene names and order * Section planes and section tags * Styles and line settings * Group/component organization * Visibility settings * Existing updated geometry Do not flatten the model, unnecessarily explode organized components, or create disconnected geometry. Update the Pennsylvania LayOut file to include: * All affected SketchUp viewports * Correct Pennsylvania ADU views * Updated plans, elevations, sections, and site sheets * Correct dimensions, annotations, scales, and cross-references * Consistent line weights and rendering settings * Updated landscape and exterior callouts * Removal of obsolete information * A full coordination review for contradictions between sheets ## Deliverables * Clean Pennsylvania `.skp` file * Updated Pennsylvania `.layout` file * Complete PDF export * Working scenes and viewports * Coordinated ADU sheets * Updated window, exterior, and landscape callouts * Brief change log * List of unresolved questions or conflicts * Brief code-compliance summary citing the relevant Richmond subsections ## Contest Entry Requirements Your entry should explain: 1. How you understand the relationship between the two plan sets 2. Which 35th Street revisions should carry over to Pennsylvania 3. Which Pennsylvania-specific elements must remain different 4. Which Richmond architectural style category applies 5. At least three window or façade conditions you would evaluate or revise 6. The code subsections supporting your conclusions 7. Examples of comparable permit-plan work The freelancer who demonstrates the highest level of understanding of the code, the files, and the required workflow will be awarded the project—not necessarily the lowest bidder or fastest turnaround. There is potential for steady future work on additional multifamily projects, ADUs, additions, remodels, and new residential developments.
