My top–floor flat in TN38 0JH is just under 45 m² and I want to upgrade the existing 50 mm × 50 mm ceiling joists so the space above can serve both as dependable storage and, if the numbers work, a fully inhabitable room. I need a clear set of drawings and calculations that a local builder or carpenter can follow and that Building Control will accept without fuss. Fire-safety detailing is essential (alarms, fire-boarding, stair angle, escape window), as are electrical routes and adequate roof ventilation. The staircase will rise from the living room where a large radiator currently sits, and there is already a Velux-sized hatch in place. You may carry out the assessment remotely using my measurements, photos and video, or visit the site – I’m open to whichever method lets you deliver a solid, compliant package quickly because timing is critical.
