I'm seeking detailed architectural plans for a traditional-style three-quarter en-suite bathroom addition on the second floor of my home. The bathroom will include a shower, toilet, and vanity sink - would prefer two vanities or a double vanity if space allows. Requirements: - Functional layout for a three-quarter bath - Detailed structural and system (plumbing, electrical, HVAC, venting, etc) plans for permitting and use by builder - Design focus on functionality, structural integrity, natural light, and layout problem solving - design elements will be chosen by homeowner - Proof of licensure in Virginia must be included with your proposal to be considered Ideal skills and experience: - Experience in residential bathroom design - Strong understanding of plumbing and space optimization - Licensed Engineer in Virginia (required as part of residential building permitting) We can provide measurements and current layout via plans. There is already a natural tie-in through the Master bedroom, between two small closets. This is on a second floor; we will need planning for structural modification of the current first floor roof to support the new structure. The original structure is a 1952 brick Cape Cod 1.5 story with a salt-box style back and an addition from 2010ish (?). We do not want to change the profile of the roof from the street view, so roofline design and height need to be well considered. Directly under the area, there is a utility room/pantry with plumbing (boiler shown will be removed), breaker box, and structural wall for separation from the kitchen that provides the limit to an outside wall upstairs.
